Ans: Yes, you can import one shipment of belongings which includes appliances for the property. It is strongly recommended that you prepare your paperwork ahead of time and triple check its accuracy. Usually, arrangements are made in Mexico prior to bringing or shipping your belongings. As an alternative to bringing things from home, you may wish to consider buying things here. If this is not the case, you can easily drive down to Belize, which is about 2.5 hours away and renew your import certification there. You may only sell your vehicle to another foreigner who has a valid FM3. You cannot sell your car to a Mexican.
CAN I PURCHASE A CONDO AND RETIRE IN PLAYA DEL CARMEN, MEXICO?
Ans: Playa del Carmen and various other cities in Mexico are becoming ideal retirement havena. With easy airline access to the U.S. and Canada, many snowbirds are flocking even farther south than Florida and settling here in the warm Caribbean sunshine. To obtain your immigration status as a retired person takes only a few days. It costs around $500 U.S. if you hire a lawyer for the paper work, and less expensive if you do it yourself. However, we recommend using a lawyer or legal firm with experience and not doing it yourself, especially if you don’t speak Spanish.
HOW EASY IS IT TO MOVE AND WORK IN PLAYA DEL CARMEN, MEXICO?
Ans: Moving and working in Playa del Carmen, Mexico is relatively easy as long as you follow proper procedures. If you look around you can see that there are a lot of foreigners living and working here. If you are working for a corporation, they will usually get you an FM3 permit. This enables you to work here legitimately for one year, but it must be renewed on an annual basis. Having an FM3 in no way interferes with your home country’s citizenship. Or you if you get a job with a company, they will assist you in applying for your working papers. You can also open a corporation, in the same way you did to buy property. You can get your immigration papers as the administrator of your company. You will need a notary and reliable accountant firm. WHAT KIND OF FINANCING IS AVAILABLE IN A REAL ESTATE PURCHASE?
Ans: While Mexican banks do not lend to foreigners, there are several American and Canadian financial institutions that have established themselves in Mexico for the express purpose of assisting foreigners with capital investments. You can get mortgage for 20 years, where you will pay 7% of interest in the first 4 years, and 7.95% in the next 16 years. You will have to put 30% of the down payment, while the financing company will put 70%. You may also apply to your own bank back home for financing. Many people choose to work closely with their developer for financing. We would be happy to talk with you about such arrangements.
WHAT IS IT LIKE TO LIVE IN PLAYA DEL CARMEN, MEXICO?
Ans: Wonderful! The weather in the Riviera Maya (Cancun, Playa del Carmen to Tulum) is beautiful, the beach is exquisite, and the people are fantastic. Some things are different than what you might expect back home. If you are living in a house, then you will probably be using gas to run your stove and hot water. The gas is delivered in tanks by big trucks that drive around the neighborhood so if you run out you just have to flag one down and buy a new tank. Garbage is collected everyday. The water is contained in big tanks on the roof so you may have to turn on an electric pump once a week to pump your water. This only holds true for houses, not condos, where these things are handled for you. People from all over the world are moving to Playa del Carmen, Mexico which makes living here even more fun.
